There is a 2-foot void under the community sidewalk next to the water valve in front of the house. Before we fill in the void, we would like the County to check for a water leak. HOA POC Dave Brown (410) 997-0660.

Standing water between the back of the houses at 5651 through 5657 Phelps Luck Drive and the path along the west side of Jackson Pond prevents mowing and leaves muddy puddles beside the path. This water does not drain even long after the last rainfall. Improved drainage into the pond is needed.

Dead tree in open space adjacent to Walden's Landing should be taken down before it falls towards house. It could just be felled into the woods, but the community would prefer stump grinding to permit planting for erosion control (on HOA property).

Long-term erosion beside the steps leading down from 5701 to the Jackson Pond loop path has created a treacherous gully. Walden's Landing Community Association has slowed the flow upstream with a rain garden and a river stone bed, but remediation on CA property is needed.

These two trees are in need of high trimming if they are healthy enough to preserve; however, they have barely any buds and may be dying -- like the three nearby trees CA removed last month. There is some overhang above back yards that has residents concerned. Walden's Landing will cut back those low branches -- unless CA decides to remove the entire trees. Please advise.
