Vacant lot never used to have a water issue there is a sub pump from another yard leading into the yard the house next-door looks like it has a broken pipe draining into the yard also when the grass cutters cut in the summer they always sink because it's so wet back there you will see the roots from last year it's an ongoing problem with sub pumps being leaked into that yard
